Scott Bellerby
Managing Director (Principal) / SCA Fellow (FSCM)
Bringing nearly two decades of extensive property experience, Scott Bellerby is recognized as Western Australia's leading expert in strata management.
His career began in 2003 with a leading valuation company, where he honed his skills as a commercial property valuer and retail development manager. After completing his Masters in Property in 2005, Scott specialized in various high-stakes property valuations, including office, medical, englobo, medium rise and litigation.
In 2007, Scott co-founded Bellcourt Property Group with his brother Kirk and later ventured into asset management for a major international fast-food retailer in 2011, significantly enhancing their store expansion across Western Australia. His strategic acumen led to the establishment of Blackmont Property Group in 2014, where he consulted for major retail chains, overseeing site acquisitions and project management through to store openings.
Scott joined B Strata (then Bellcourt Strata Management) in early 2014 and was appointed Managing Director in mid-2015. Under his leadership, B Strata has grown significantly, continuously evolving to manage both existing and new developments effectively. His commitment to the strata industry is unparalleled, as evidenced by his tenure as the longest-serving President of the Strata Community Association WA from 2016 to 2020 and his ongoing role as a National Director since 2021.
Scott's advocacy efforts have been instrumental in the balanced and effective review of the Strata Titles Act, collaborating with Landgate, the Property Council, SCA WA and the Minister for Lands to enhance industry professionalism and regulation. He also contributes his expertise to urban development as a member of the City of Perth's Design Review Panel.
Dedicated to governance and policy, Scott has served on several boards and committees, including the Property Council of Australia, the Strata Insurance Taskforce, the Department of Planning's Design WA Policy Working Group, along with SCA WA Board ad multiple Committees.
In 2020, Scott led a significant rebranding from Bellcourt Strata Management to B Strata, aligning with new leadership, legislative reforms, and a revitalized company ethos focused on innovation, client satisfaction, and community building. B Strata remains at the forefront of the industry, committed to exceeding client expectations through empathetic and effective communication.

Melanie Henderson
Business Director
Melanie first joined B Strata in 2002 in administration, where she worked through many roles within the office to gain in-depth strata knowledge; from administration, to strata manager, to office manager.
In 2007 Mel moved into an office manager role in a real estate company in the early growth phase and helped to structure the organisation to grow exponentially. Four years into the role Mel took a break from her career to raise a family and chose this time to complete a Masters in Business Administration at Curtin University. The MBA with Curtin is a very practical based course, and it allowed Mel to stay in touch with the latest business knowledge, and work with likeminded peers across various industries in Western Australia.
Since 2018 Mel has been an integral part of the senior leadership team at B Strata. Mel brings to the team not only her sound business knowledge, but also her calm leadership style and ability to keep a cool head no matter how big the challenge she is tasked with. She supports each member of the B Strata team in a style tailored to suit their personality and individual career goals, bringing out potential in each one. Her intuitive approach to staff management has led to a unified office which continues to operate from core family business values despite exponential growth over the past few years. These values are most apparent in our healthy team culture; where change and new members are welcomed, help is readily given, and knowledge is shared willingly and openly under Mel’s leadership. Mel has particular interest in business improvement, change implementation and technology, and has been instrumental in ensuring that B Strata is continually evolving and adapting as a business.
Melanie Duryea
General Manager / SCA Fellow Strata Community Executive (FSCE)
Melanie joined the B Strata senior leadership team in 2020. Prior to this, a good portion of her career was spent with a large WA based manufacturing company.
As the Finance Manager, Melanie was responsible for overseeing the accounting and finance division where she played a key role in the delivery of company improvement strategies. She led numerous development initiatives and enhancement projects across multiple areas of the business, contributing to the considerable growth of the organisation.
As a natural change manager with a situational leadership style, Melanie moved into a consulting role where she was able to follow her passion and use her skills and experience. By implementing new processes, systems and strategies, she helps reshape business structures for the greater benefit of the business owner and their people and takes great pride in the provision of support and watching the improvements unfold.
In 2016, Melanie commenced her strata industry journey as co-founder of an innovative strata management business. She joined the Board of SCA WA in July 2019 and was Vice President of SCA WA from 2020 to 2023. Melanie is currently the SCA WA Convener of the Landgate working group, the SCA representative to the Property Industry Advancement Committee, along with being on the SCA WA Professional Reputation Committee and the National SCA Professional Standards & Membership Board Advisory Group, having previously been the Convenor of the SCA WA Education and Professional Development Committee.
Melanie's passion for the strata industry drives her to take a leadership role in shaping the future of B Strata and the broader strata sector, especially as it navigates through a critical period of transformation with the introduction of 2020 WA strata legislation. Her strong leadership skills, coupled with her warm disposition and proactive approach, have earned her respect and admiration within the B Strata team. Melanie's ability to inspire and rally the team around common goals has solidified her position as a key influencer and a valued member of the leadership team, with the unwavering support of her peers.
Debbie Morley
Senior Strata Community Manager / SCA Certified (CSCM)
Debbie joined B Strata in May 2014. Utilising her 30 years’ experience in teaching across the UK education sector, she has transferred her senior managerial and HR skills to the Strata sector.
Her professionalism, belief in lifelong learning and working closely with owners continues to drive her commitment to B Strata.
Debbie has completed a Certificate IV in Work Health and Safety, and a Certificate IV in Strata and Community Management and through continuous professional development is an Level 2 Certified member of SCA WA. Debbie manages a portfolio of residential (including +55 complexes), commercial and mixed-use strata companies and intuitively tailors her approach to suit her clients’ individual needs.
Her passion is supporting owners to empower themselves through education and understanding of their role within their Strata Company. This enthusiasm for her role led to Debbie being awarded the coveted SCA WA Strata Manager of the Year Award in 2018. This led to Debbie attending the National Conference and awards evening in Auckland June 2019 to represent WA, a milestone for B Strata. In January 2019, Debbie began a new role as the first SCA WA Education Manager, revising her role to dedicate part of her time to furthering the knowledge of the WA strata industry as a whole. This role enabled her to develop training for owners and fellow Strata Managers, utilising both her educationalist background and her experience working in strata.
Ashleigh Pryer
Senior Strata Community Manager / SCA Certified (CSCM)
Ashleigh began her tenure at B Strata in April 2021, leveraging five years of high-end hospitality experience to excel in a client-focused environment.
After earning her Bachelor of Commerce in Tourism and Hospitality from Curtin University in 2019, she quickly proved her capacity for delivering exceptional service and maintaining meticulous attention to detail.
Demonstrating an eagerness to learn and a commitment to professional growth, Ashleigh attained Level 2 Accreditation and completed her Certificate IV in Strata Community Management. She has since advanced to the role of Senior Strata Community Manager, where she applies her warm personality, teamwork mindset, and dedication to exceeding client expectations. Ashleigh’s proactive approach and passion for supporting owners and residents make her a key part of the B Strata team.
Minal Kulkarni
Senior Strata Community Manager / SCA Certified (CSCM)
Minal started her career in Strata industry in 2012.
She has a strong background in finance and customer service in addition to comprehensive strata experience. Before being appointed as Community Manager Minal spent seven years previously as a trust accountant and strata software implementation and training officer.
Minal enjoys responding to the challenges of strata, from staying abreast with legislation changes, to diplomatically managing conflicts between feuding neighbours and educating owners as to how to best achieve positive results for their property. Her experience working as a telephone counsellor with Lifeline has given her the tools and training to manage various conflict situations well.
Her methodical management style has been well received from her clients. Minal embraces every opportunity to encourage owners to be active participants within their communities to maximise the enjoyment of their investment.
Prior to joining the strata industry Minal invested twelve years of her career in customer service in the airline industry. She has a Bachelor of Commerce degree, majoring in Accounting and Auditing.
Chaise Aslander
Strata Community Manager
Chaise began her role as an Associate Strata Manager with B Strata in April 2024, marking a significant step in her burgeoning career.
She first entered the strata industry back in 2021, where she quickly established a solid foundation for her expertise and understanding of strata management. After gaining valuable initial experience, Chaise pursued a unique opportunity as a legal assistant in recoveries. This role significantly enriched her skill set in legal processes and client management, skills that she brings to her current position at B Strata.

Kaci Sturzaker
Strata Community Manager
Kaci Sturzaker joined the strata industry in August 2022, bringing with her a strong background in real estate administration, which she has worked in since 2020.
Prior to that, Kaci honed her exceptional customer service skills in the hospitality industry from 2016 to 2020. Known for her bubbly personality and positive energy, Kaci thrives in team environments where collaboration is key.
A fast learner with a natural ability to solve problems, Kaci is always eager to take on new challenges. She is committed to growing her expertise, holding an A100 certification and a sales registration, with her Certificate IV in Strata Community Management currently pending. Her dedication and enthusiasm make her a valuable asset to the B Strata team.
Samantha Lee
Strata Community Manager
Samantha joined the B Strata team in April 2023, bringing her dedication and diverse background to the role.
With previous experience in policy and bylaw at the City of Canning, she gained invaluable expertise in managing regulations and meeting the needs of diverse communities.
Samantha excels in problem-solving and remains composed in challenging situations, earning her a reputation for exceptional performance. Her commitment to client support and proven track record of success makes her a highly regarded professional. Samantha is excited to take on new challenges and continue her learning journey in strata management, actively pursuing her A100 SCA certification to enhance her knowledge in the field.
Peyton Neha-Manihera
Assistant Strata Community Manager
Peyton joined B Strata in April 2024, bringing a strong background in administration and extensive experience in the hospitality industry.
Before joining our team, she worked in various hospitality roles, enhancing her skills in client service and operational management. Peyton has also completed leadership courses in teamwork and team management, which have prepared her well for her role at B Strata.
In her current role, Peyton is responsible for administration and reception, helping to improve our office operations and ensuring that our clients always receive excellent service. She is known for her efficient and friendly approach, making her a reliable point of contact for both clients and colleagues.
Committed to her professional growth, Peyton is a key member of our team. She supports our mission to deliver outstanding strata management services and contributes to a team-oriented and inclusive workplace.
Ryan Schmidt
Senior Accounts Administrator
Ryan joined the B Strata team in September 2020; He is a motivated and capable young man who is excited to take over the Accounts Administrator role.
Ryan brings four plus years’ experience along with a wealth of knowledge from his previous job in strata accounts and the strata industry.
He is currently completing a Bachelor of Accounting which he is confident will further grow his skill set.
Ryan brings sound business knowledge from his work as the senior financial officer for a small pharmaceutical company. He is a keen sportsman and part of several clubs, often volunteering his time as president and treasurer.
Ryan prides himself on being reliable, efficient, and friendly and is a treasured addition to our team.
Jenny Wang
Accounts Administrator
Jenny joined B Strata in July 2022, with an extensive accounts background, having gained most of her experience working in accounts for a manufacturing business for over five years, where she obtained excellent insights into budget management, customer service and high-volume payment processing.
Jenny has a Bachelor of Financial Management and a Master of Accounting which she completed in 2013, providing a solid financial grounding. Jenny looks forward to applying her accounting knowledge to the strata industry.
Jenny thrives in a team environment and has a friendly and approachable manner. Her background in customer service ensures she goes the extra mile to help any owner or supplier with their query.
Courtney Butters-Kerr
Operations Associate / SCA Fellow Strata Community Executive (FSCE)
Courtney is an experienced professional who has been with B Strata since early 2015, specializing in Operations and New Scheme Delivery.
With a background in Law, Politics, and International Studies, Courtney brings a broader perspective to her role, allowing her to navigate complex situations with finesse and a global outlook. Her educational background complements her operational expertise, enabling her to effectively handle the intricacies of managing new strata schemes.
In addition to her core responsibilities, Courtney plays a vital role in providing training and support to the team. She is passionate about sharing her knowledge and expertise with colleagues, helping them enhance their skills and achieve their professional goals. Courtney's guidance and support contribute to the overall success and growth of the team.
In recognition of her hard work and commitment to excellence, Courtney was honoured with the prestigious Senior Strata Manager of the Year award by the Strata Community Association (WA) in 2021. This award confirms her dedication to delivering exceptional results and exceeding expectations in the field of strata management. Courtney also won the 2023-2024 Strata Community Association (WA) Essay Award for her insightful and topical essay on burnout in the strata industry.
Courtney is dedicated to providing exceptional service in strata management. Whether it's overseeing operations, implementing new scheme delivery strategies, providing training and support to the team, or offering expert advice on strata governance, financial management, and community relations, Courtney is committed to delivering outstanding results.
With her combined expertise in strata management, operations, and a legal background, Courtney can provide comprehensive guidance to our new schemes.
